In this role, you will act as the Leasing Consultant responsible for the daily operations, maintenance, and financial performance of residential, commercial, or industrial properties. This role involves managing tenant relationships, coordinating repairs, handling budgets, and ensuring properties comply with local laws and regulations.
Key Responsibilities
1. Property Operations
- Oversee day-to-day property management activities
- Conduct regular inspections of properties
- Ensure properties are clean, safe, and well-maintained
- Coordinate maintenance and repair work
2. Tenant Management
- Market vacant units and manage leasing processes
- Screen and select tenants
- Handle tenant inquiries, complaints, and disputes
- Enforce lease terms and property rules
3. Financial Management in Buildium
- Prepare and manage property budgets
- Track rent payments and track all property income/expenses in property management software (i.e., Buildium)
- Handle late payments, evictions, and financial reporting
- Optimize property profitability
4. Legal & Compliance
- Ensure compliance with housing laws, safety regulations, and lease agreements
- Maintain accurate records and documentation
- Handle legal notices and eviction processes when necessary
5. Vendor & Staff Coordination
- Set up all contractors in Buildium for review and approval by CEO and Founder
- Source and supervise contractors, maintenance staff, and service providers
- Monitor quality of work and costs
6. Short-Term Rental Management
- Manage the short-term rental process which may include managing additional staff (i.e., short-term rental host, leasing consultants, and others as needed).
